Comprehensive Advertising – including “Zoopla”

We will ensure your property receives the widest audience possible. Within 24HRs of instruction your property will be advertised across a wide spectrum of leading property portals including; Zoopla, Fish4Homes, The Daily echo, Find A Property, Gumtree and 32 other sites popular with tenants.

Your property will also be displayed as a featured property on our website progressivelettings.com. We will immediately erect one of our highly distinctive “To Let” boards and actively market your property until we find you the right tenant.

We open longer than other agents enabling accompanied viewings 7 days a week 8 till 8. This is all covered in the initial fee so you will never pay for additional marketing charges!

Third- Party Tenant Referencing

All applicants will be fully vetted by independent industry experts Endsleigh and Experian. Each applicant will undergo a series of in-depth checks including, employment references, past address searches, and a full 6 year history check. We also conduct in-house checks on bank statements and identification for each applicant or guarantor.

Peace Of Mind With FREE Rent Guarantee

As all prospective tenants are referenced to such a high standard, once approved you will automatically receive Six Months Rent Guarantee and Legal Expenses Cover FREE of charge.*

This covers the landlord for up to £10,000 of lost rent and £25,000 of legal expenses once the tenant has moved in. We will not charge you extra for this service and the insurance is renewable after the initial six month term.

Full Photographic Inventory

The Inventory is a vital inorder to protect the landlord’s interests. With the advent of Tenant Deposit Protection, if an accurate, up to date, signed in inventory is not in place it is highly unlikely the landlord would be able to withhold a deposit in a dispute scenario.

As part of the set up fee Progressive Lettings undertake a full inventory and schedule of condition for the furniture, carpets, walls and even the kitchen sink! This document will also be accompanied with between 600 and 100 High Resolution digital photographs to ensure a fully accurate record of the condition of the property, and its contents before the tenant move is.

Upon move in, we will accompany the tenant as they inspect the property against the inventory; once agreed the tenant will sign to confirm they agree. We will also complete the same task upon the tenant’s departure from the property, noting any signs of undue wear and tear or damage. Again the tenant will sign to agree and any necessary deductions from the deposit will be made.*

Although our three packages – Tenant Introduction, Admin and Collection and Fully Managed – offer specific services, we are always happy to discuss a service to meet your exact requirements, ensuring we are as involved with your property as you want us to be.

We do not have Gimmick rates to intense you in only to find they soon expire. As an alternative we pride ourselves on the highest standard of service at a clear fixed fee at all times. For landlords with 3 or more properties we offer a loyalty discount on our setup and management fees.

Unlike other agents we charge a very competitive, one-off set up fee taken from your first month’s rent, once we collect it and a small monthly management fee.
